Lake Oswego work is different in one specific way: the houses are bigger and often older, and a fair number are on two or three zones. When one room never gets warm the problem is usually a zone damper or a failed thermostat on one circuit, not the furnace everyone assumes it is.
Retrofits here need more care than most. Original plasterwork, finished basements and hardwood mean the cheapest duct route is frequently not the one you can actually use, so we quote the route we would be willing to do in our own house.
Older oil conversions still turn up near the lake. They are worth doing and they are not a one-day job — anyone who tells you otherwise has not looked at the flue.
